When a buyer has their own agent, they do NOT pay for the services provided, their agent would then split the sales commission with the properties selling agent. By having your own agent, you have an advocate skilled and knowledgeable in real estate law that can negotiate on your behalf to get the best deal on the property. The first step is for you to get pre-qualified with any lending company. We will need a copy of the pre-qualification letter prior to matching you with potential properties. This helps saves us and you time by going in ahead of time knowing the amount you are pre-qualified for to match properties that meet your needs. A pre-approval letter does not GUARANTEE loan approval; however, it is a certified letter from your lending agent that has taken your finances, credit scores, and debt to income ratio into account to present to the bank and it is the loan dollar value the bank would be willing to lend you at that moment. Because of how fast things change in the credit world you need to understand that it is not a guaranteed loan approval and that you must still maintain monthly, on time, payments of all your open accounts, continue to pay off open debt which a bank may require you to pay additional debt off to close out the loan process, and that you not open any new lines of credit or acquire anymore debt until after the closing of your loan.
